If your New Year’s resolution is to buy or sell a house, now is the time! Yes, yes, we know it’s winter. Most people think you need to wait until the spring when the flowers are blooming for the market to be hot. Not true! December and January have been very productive months for us and our clients. Winter can be a beneficial time for both buyers and sellers. Sooo let’s talk about a few of the reasons why!
Supply and Demand
You know the law of supply and demand. In the winter, there
are fewer houses for sale. If you are selling one of the few homes on the
market, you have the buyer’s attention. According to the MLS 2018 Annual report, in
Pierce County, the number of homes that were listed for sale in May is nearly
double the number of new listings in January (1233 in January vs. 2380 in
The PNW winter is cold and wet. The winter holidays are
busy. If a buyer is scheduling tours, they are serious and looking to buy NOW.
Simple as that!
When you are looking to buy a house in the winter, you are
competing with less buyers than in the spring. For sellers that are looking to
buy, negotiating with contingencies that your house sells could be more
acceptable. Our team personally experienced this over the holiday season! We
had many buyers and sellers under contract with this contingency.
